According to point a, clause 3, Article 167 of the 2013 Land Law, land purchase and sale transactions must be notarized or authenticated. Therefore, in addition to meeting the conditions of the sale and purchase (when buying and selling land must have parental consent), it is also necessary to meet the conditions of the notarized contract.

- Notarization agency: The notarization of a sale contract between a person under 18 years of age is the same as when it is performed between parties who are full 18 years of age or older, which is a Notary Public office or office located in the place where the land is located.

- Note: when notarizing land purchase and sale of people under 18 years old: Unlike the case when the parties are full 18 years old, when one of the two parties is under 18 years old, the consent of the parent or the legal representative of a person under the age of 18 is required.
