In Clause 6, Article 62 of the Law on Housing 2014 affirms:

In all cases of lease, lease-purchase or sale of social housing in contravention of this Law, the contract for lease, hire-purchase, or sale of housing is invalid and the lessee, hire-purchaser, or purchaser must hand over to the social housing management unit; in case the house is not handed over, the People's Committee of the province where the house is located shall organize coercion to recover the house.

Therefore, if the purchase and sale of social housing is not in accordance with the regulations, when the permitted time limit has not been reached, then:

- The contract of sale and purchase of social housing has no legal value.

- The buyer must hand over the social housing to the management unit. If the handover is not carried out, the People's Committee of the province where the house is located will organize coercion to recover the house.
